Guest Terms & House Rules.

These terms apply to direct bookings. They are intended to keep the house, guests and neighbours safe and comfortable. Airbnb’s terms apply separately to reservations made through Airbnb.
Booking and lead guest
The lead guest must be at least 18, provide accurate contact and guest information, have authority to accept these terms for everyone in the party, and stay at the property throughout the booking. The lead guest is responsible for making the terms and house rules known to the whole party and for taking reasonable steps to ensure that guests and permitted visitors comply. The initial date request requires the lead booker’s name and email address. The full legal name of every overnight guest must then be provided. Submitting a request, sending photo ID or receiving host approval does not reserve the dates. A direct booking is confirmed only after the host has approved the request, successful payment has been completed and a confirmation has been issued.
Booking request, approval and payment
Availability is checked when a request is submitted and again before payment. Direct accommodation charges receive a 10% discount for stays of at least 6 nights and a 20% discount for stays of at least 13 nights, throughout the year. These stay-length discounts do not apply to the £50 cleaning fee. The request remains subject to the host’s manual pre-approval after identity verification and confirmation of the named guests. If pre-approved, the guest will receive a private payment link which must be used within 24 hours. A booking is complete only when payment is successfully confirmed and a booking confirmation is issued. If another valid reservation is completed first, or the payment window expires, the dates may cease to be available. The person paying confirms that they are authorised to use the payment method and that all booking information is complete and accurate.
Identity and age verification
After submitting the date request, the lead guest will receive an automatic email asking for the full name of every guest and a clear copy of the lead booker’s valid government-issued photo ID, such as a passport photo page or driving licence. The ID is required so the host can verify the lead guest’s identity and age before deciding whether to approve the request. Only information reasonably needed to confirm identity, age and booking details will be used.
Identity verification and the host’s manual approval are conditions of every direct booking. The name and date of birth on the ID must correspond with the lead guest’s booking details. The host may decline a request where satisfactory verification is not completed or the booking details raise a reasonable fraud, safety, occupancy or house-rules concern. No payment link, confirmed booking, arrival pack, access code, key photographs or other check-in information will be issued before approval.
Occupancy and visitors
The maximum overnight occupancy is five. The full legal name of every guest must be provided, and only guests named in the approved booking may occupy or stay at the property. No other occupants or overnight guests are permitted. Any proposed change to the guest list requires the host’s written approval before arrival and may require further identity checks. Day visitors require prior written permission and remain the lead guest’s responsibility. Parties, events, gatherings advertised to others, commercial activity, subletting and use by a substitute lead guest are prohibited unless expressly agreed in writing.
Respectful behaviour
Guests must treat the home, furnishings, garden and contents with care; respect neighbours; park lawfully without obstructing access; and keep noise to a reasonable level, especially between 10pm and 8am. Threatening, abusive, discriminatory, illegal or antisocial behaviour is not permitted. Smoking or vaping inside, deliberate or reckless damage, tampering with smoke alarms or other safety equipment, unauthorised parties, exceeding occupancy, moving furniture between rooms, or using the property for unlawful downloads or activity are serious breaches.
Children, pets and safety
Children and pets must be properly supervised. Pets must be disclosed before arrival, kept under control, not left to cause nuisance or damage, and kept off beds and soft furnishings. Guests are responsible for locking the property when absent and for using the barbecue, firepit and household equipment safely and in accordance with instructions and local restrictions.
Check-in, check-out and condition
Check-in is after 4pm and check-out is before 10am unless agreed otherwise. Guests must secure doors and windows when away, return keys as instructed, leave the house reasonably tidy, place rubbish in the correct bins, wash used dishes and report damage, loss or safety issues promptly. Normal cleaning is included. Exceptional cleaning, replacement keys or locks, missing items and damage may be charged only at the reasonable evidenced cost attributable to the stay.
Breaches and proportionate action
For a minor issue, the host will normally ask the guest to correct it. For repeated or serious breaches, immediate safety risks, illegal activity, unauthorised parties, serious nuisance, refusal to identify occupants, or deliberate or reckless damage, the host may require the conduct to stop, contact relevant authorities, require the responsible person or party to leave, refuse future bookings, and recover reasonable evidenced losses as permitted by law. Any termination or refund decision will be proportionate, will take account of the seriousness of the breach and applicable consumer law, and will not impose an automatic penalty.
Payment, cancellation and host cancellation
The price and cancellation terms shown before payment form part of the booking. All direct bookings are non-refundable within 30 calendar days of check-in. If a guest cancels, the host may retain only the amount reasonably reflecting the net loss caused by the cancellation, taking account of avoided costs and any amount recovered by re-letting the dates; the host will take reasonable steps to mitigate loss and refund any recoverable balance after permitted losses and reasonable administration costs. Failure or refusal to complete required identity verification does not entitle the guest to stay or receive access information and is treated under the cancellation terms applicable on that date.
If the host cannot provide the accommodation, payments for the affected stay will be refunded. The host may also cancel or terminate a stay for fraud, an unauthorised transfer, material false information, serious safety risk, illegal use, prohibited party, serious nuisance or other material breach. Any charge, deduction or refund will reflect applicable law, losses the host is legally entitled to recover and reasonable steps to mitigate those losses. Nothing in these terms excludes liability that cannot lawfully be excluded or limits statutory consumer rights.
Security, damage and access
Access codes, key photographs and arrival instructions are confidential and may be used only by verified named guests for the booked stay. They must not be published, forwarded or shared with an unauthorised person. Guests must promptly report lost keys, compromised codes, damage, breakage, excessive cleaning needs or a safety incident and provide reasonable information about what happened.
The lead guest is responsible for reasonable evidenced loss or damage caused by the lead guest, another named guest or an approved visitor, except for fair wear and tear or matters for which the host is legally responsible. A claim may include reasonable repair or like-for-like replacement after allowing for age and condition, emergency call-out or lock-change costs, exceptional cleaning, missing items and other reasonably foreseeable loss directly caused by the breach. The host will provide an explanation and supporting evidence where appropriate, take reasonable steps to limit loss, and will not charge for betterment or impose a fixed penalty.
Host access
The host or an authorised contractor may enter without prior notice in a genuine emergency or where there is a reasonable belief of an immediate risk to people or property. Otherwise, reasonable notice will be given and access will be limited to necessary repairs, safety checks, investigation of a reported problem or prevention of further damage. This does not reduce the guest’s right to quiet enjoyment of the accommodation during the stay.
Problems during the stay
Please report any material problem promptly and allow a reasonable opportunity to put it right. In an emergency, contact the appropriate emergency service first.
